Important announcement regarding the revision of the housing commission fee and furniture deposit fee.
We want to inform you about an adjustment to the Housing Commission fee and Furniture Deposit fee for any new commission request. This change is reflected based on the recently announced housing system update in the Dawntrail patch, which allows significant improvements to the Housing Commission project.
The housing commission fee will be adjusted to reflect the increased details and the work required for each project we build. Similarly, the furniture deposit fee will be adjusted to the average market price. This updated pricing will help us maintain the quality of the commission work and ensure that we are operating sustainably. This revised pricing is effective for any future commission made after this announcement.
What are we changing?
We are changing several aspects of our commission structure to reflect the new Dawntrial housing updates, which include:
- Revising the Commission fee
- Revising the Furniture deposit fee
- Allowing lower Furniture deposit fee if the client opts to supply all furniture to us

Standalone Housing Consultation – a standalone consultation service without housing commission itself, for client who prefers to design their own house. Price per hour.
Colour Consultancy – service is provided by Woodsome Housing Co.
After-commission Corrections fee – applies in case client requests extensive corrections within 72 hours after the commission is completed. Price exclusive of any fixtures/furniture/dyes/items needed.
Reimplement Design fee – optional service in case you want us to re-implement the design after you have relocated house, or change the internal structures. All furniture must already be in house storage or placed within the house. Service limited to housing designed by Thonhart’s Estates & Housing only, and we may not be able to include any further modification you made after we finished the original commission.
Why are we making this change?
The Commission fee reflects our time and resources spent to design and implement your house in the game. This revised Commission fee ensures that we can operate sustainably and can dedicate enough resource to ensure the quality of the design still meet the expected standard we strife to achieve.

Why are we making this change?
We estimate the Furniture Deposit fee based on the amount of furniture allowed in each house size, multiplied by the average market cost of furniture pieces in the marketboard.
As always, we are also happy to use any client-supplied furniture to reduce any potential cost in furniture purchases. Please let us know if you wish to craft any furniture yourself when making the commission request, and we can arrange the checklist for you.
If you opt to supply all the furniture yourself, we are happy to reduce the Furniture Deposit fee for you. This may allow you greater flexibility in managing your furniture costs. We will still require some Furniture deposit fee, as several items may still need readjustments/fixing after the initial implementation is completed. We will only use this Furniture Deposit to purchase any items related to your project, and as always will return any unused fee to you after the commission is completed.
We are discontinuing our Priority Service
With the recent pricing revision and the increased workload of any future project, we have deemed that it is no longer feasible for us to provide priority service to a commission project. We are discontinuing the priority service effective as of this announcement. This change will not affect any existing project, but we will no longer accept a priority service request on any upcoming project.

What does this mean for you?
For the client that we are working on your project (before 19 December 2024)
- If we are working on your project, nothing will change. You will not be required to pay extra Commission or Furniture Deposit if you have already paid such fee.
- Your project will be built with the limitations before the update (i.e. less furniture, no update features implemented).
- You can let us know if you decide to defer your commission to take advantage of the Dawntrail housing update. Or, if we deem your project will not likely commence before the update, we will let you know. We will honour the previous Commission fee that is effective on the date you submit the commission form. However we will require you to pay the increased Furniture Deposit as in this case, more furniture purchases will be necessary for your commission. Please note that it may take us 1-2 months to familiarise ourselves with the updated system, so your commission will likely take longer to finish.
- If you want to cancel the commission request while we have already started working on your project, the paid portion of the Commission fee will not be refunded.
For the client who was already on the waitlist before this announcement (before 19 December 2024)
- If you have registered a waitlist request before the new pricing announcement, we will honour the previous Commission Fee that is effective on the date you are registered. You can either request to commission now or defer your commission until after the update to take advantage of the updated slot.
- If you decide to take your commission now, you will pay the previous Commission and Furniture Deposit. Please note that this option is subjective to whether we can service you in time before the housing update took effect or not. We will let you know in the case that we are unlikely able to finish your commission in time for the game’s maintenance.
- You can let us know if you decide to defer your commission to take advantage of the Dawntrail housing update. Or, if we deem your project will not likely commence before the update, we will let you know. We will honour the previous Commission fee that is effective on the date you submit the commission form. However we will require you to pay the increased Furniture Deposit as in this case, more furniture purchases will be necessary for your commission. Please note that it may take us 1-2 months to familiarise ourselves with the updated system, so your commission will likely take longer to finish.
- If you are not satisfied with either option above, you can also request to cancel the commission request without any fee. We will refund you any paid portions of the Commission fee in this limited case.
For anyone who hasn’t been on the waitlist/confirmed commission list at this time of this announcement
- Any new commission request made after this announcement will be subject to the new Commission and Furniture Deposit fee.
