What is housing renovation pricing?
As patch 7.5 introduces a major upgrade to the housing system, we’re offering exclusive “renovation pricing” to returning clients who commissioned us before this update. This discount applies to commission fees only; you will still need to pay for all the furniture used in the renovation.
Who is eligible for renovation pricing?
- If you have commissioned your project between 1 Jan 24 and 12 Mar 26, you are eligible for a housing renovation discount.
- Both standard and fixed-theme commissions are eligible for a renovation discount.
- To ensure every client can have the opportunity to renovate, we will be limiting the renovation to one house per project (up to 2 houses per client). Housing with premade consent does not count towards this limit.
- Renovation discount applies to a custom or fixed-theme commission transaction only. Premade orders are not eligible for renovation discount (but you will be eligible for a premade discount for existing clients instead).

Do you renovate any houses?
We offer renovation only to the project we previously made, between 1 Jan 24 and 12 Mar 26.
Is renovation subject to a waitlist/queue?
- Yes, renovations are subject to a waitlist alongside the standard commission slot. You will need to submit the queue alongside our normal opening schedule, and this counts toward the limit you can request per opening.
- Depending on the demand, we may limit the number of renovation requests per opening, and we will confirm if your house is in the queue to be renovated or not. We may pick the project to renovate at our discretion, depending on various factors, so this is not a first-come, first-served request.
How many houses can I renovate?
You’re eligible for 1 discounted house per pre-update commission, up to a maximum of 2 houses per client (e.g. if you have commissioned 5 houses with us before, you are eligible for 2 houses under renovation pricing).
This list counts all private custom commissions. The commission project that we previously had consent for a premade does not count towards this limit (but the renovated house will also be republished as a premade).
After all quotas are used, you can renovate other houses; the remaining will follow standard commission pricing.

Preferred & Priority members get +2 allowance (up to 4 total).

Pioneer gets +1 allowance (up to 3 total).
Can I change the theme of the house?
Not under the renovation pricing. To be eligible for the renovation pricing, you can:
- Add or change the furniture within the room,
- Unblocking the section of the house, or adding another room, depending on the existing glitches and available space.
But the overall theme must be similar to the previously commissioned project. If the overall theme changed, i.e. from Cottagecore to Modern, this will count as a standard new commission.
Experimental builds like photo booths aren’t eligible for renovation pricing and require new commission pricing.
Can I give this discount to my friend?
Unfortunately, no. This special discount is not transferable. We intend to provide this personalised offer to our previous client who might wish to take advantage of the increased housing slot on their commissioned house.
I want to renovate or expand the house that was built before the upgrade. Can you help me with that?
We can consider upgrading certain houses to take advantage of the upgraded slots, including expanding spaces within the same floor or adding smaller furniture to fill the space. Please note that, due to existing glitches, it may not be feasible to unblock the previously blocked section of the house if the glitched furniture obstructs those areas.
Please note that we can only renovate the designs we previously made (that is, we will not work on other commissioners’ designs).
Changing interior size is not in the scope of this housing renovation discount. If your interior size differs from the original design, this will count as a new commission.
Can you unblock the floor for me? (e.g. convert from single floor to 2 floors)
In most cases, no. This is due to the existing furniture glitches that poke through the floor, obstructing the basement or upper floor and preventing us from utilising that space without major structural changes that are beyond the scope of renovation. In exceptional cases, where there is no cross-floor glitching and the slot is enough, we may consider the request on a case-by-case basis.
Many high-detail, custom designs rely on repurposing furniture in ways that cause it to poke through floors or ceilings. These creative “glitching” techniques cannot be used without blocking access to the rooms above or below. Please see the sample below to see how the furniture glitches through the floor, thus making the basement / upper floor inaccessible.

I have demolished or changed the design of the house since my previous commission; can I still take advantage of this offer?
Yes, you can still take advantage of this offer even if the original commissioned house is no longer present, as long as your commission was completed before the slots update. However, if you decide to renovate, we can only re-commission/renovate the designs that were previously made by Thonhart’s Estates & Housing only (that is, we will not work on other commissioners’ designs).
Does the renovation discount scheme expire?
The renovation pricing discount is valid up until the release of patch 8.0. Any unused discount will then be forfeited.
What form of payment is accepted?
We only accept in-game gil payment. We appreciate your understanding.
What will happen to the existing design & furniture?
We will attempt to reuse any existing furniture in the current design during the renovation. Please note that we may need to swap some furniture as part of the renovation. You will need to separately cover the cost of any new furniture used in the renovated design.
If you have previously given consent for premade on your old design:
- The new design will also be republished as a premade.
- The renovation will not count toward your limit, and you can request to renovate any existing project for which you gave premade consent.
If you previously haven’t given consent for premade on your old design:
- By renovating your house, we reserve the right to republish your old design as a premade.
- You will be able to choose whether you consent to the new design to be republished as a premade as well, or not. If you give consent, this will not count toward your renovation limit.
- If you prefer to still keep the renovated design private, this will count towards your total limit.
Depending on the demand at the time of the request, we may prioritise the design with consent first. This may change in the future depending on our availability.
What are the Terms of Service for the Housing Commission?
You can read the T&Cs of the Housing Commission here. You will be required to accept the T&Cs before the commission commences.
Please note: if you have previously commissioned your work with us on the earlier revision of the T&Cs, if you decide to take our service again, the current revision of the T&Cs that is in force at the time of the new commission will apply to you instead.
