Terms & Conditions for Housing Commission

This policy is live as of 8 February 2026. This policy took precedence over any conflicting terms from other policies dated before this policy’s live date.

If you have commissioned our service prior to the policy live date indicated above, this version of the policy will not apply to you. Please refer to the Terms of Service version that is live on your transaction date.

Type of Housing Commission:

We currently offer two types of housing commissions—a standard and a fixed-theme commission.

What is included in a standard commission?

• With a standard commission, you can customise all aspects of the house, such as the number of floors, rooms, theme, colour palette, and the details you want to include in the design.
• Up to 3 hours of consultation and discussion time is included. If more time is required, this may incur an additional fee.
• Up to 1 major revision (excluding the first design), in case you want to change a major part of the design.
• We will design and implement your house in-game.
• Both indoor and outdoor are included in a standard commission.
• You can choose whether to give consent for us to republish your design as a premade after the project is completed or not. By giving consent, you may be entitled to a discount on the commission fee.

What is included in a fixed-themed commission?

• With a fixed-theme commission, we will announce the size, theme, and details of the design that we plan to build.
• Unlike a standard commission, you will not be able to customise the design; it is intended for someone who is open to having any type of design in their house, or if the announced theme fits with what they want.
• We do not provide consultation and discussion, nor do we provide revision for a fixed-theme commission.
• We will design and implement your house in-game.
• Only indoor is included in a fixed-theme commission, but you may request an outdoor-only commission add-on separately.
• With a fixed-theme commission, we will generally require a premade consent before the project commences. If you wish to keep the finished design private, please choose the standard commission option.

What type of commission do we accept?

• We accept a commission for both a personal and FC house (small/medium/large) that is located in our serviceable world (please check the world list here: https://thonhart.com/world). The list may change without prior notice.
• We accept both single-floor and multi-floor requests. However, please be aware that due to item limit and glitching constraints, a multi-floor house will have noticeably less detail, and there will be limitations on what is possible in the design, especially for medium and large interiors.

What type of commission do we generally not accept:

• A request in a non-serviceable world that is congested.
• Apartment or FC chamber commission, as it cannot be shared.
• A void building or a design that is clearly built using a third-party tool (TPP).
• A request with a specific timeframe to complete.
• An exact 1:1 recreation of another FFXIV in-game house. While we accept in-game reference images, the finished project will be distinct and will not look the same as housing from other designers.
• A modification based on other in-game house designs from other designers.
• A request where the client requires micromanagement of details within the house.
• A request without a clear concept or theme in mind, or a multi-theme house without a clear description (i.e., we will likely decline a request to build a modern + cottagecore + dim + bright + pastel + dark colour in the same house).
• A request that the client requires full ownership of the end project (i.e., if the client does not permit us to own the final designed house, we will likely decline the request).
• A request that the client does not permit us to post the screenshot of the finished project online, i.e. on the website, social media, or any other medium.
• We reserve the right to decline any request that we deem to fall outside of our expertise, or if it looks to be something we will not enjoy building.

Changing the design mid-commission (for a standard commission only)

• If we haven’t started drafting your design yet, you may give us a 24-hour notice to change the design or the size of the house. Please note that we reserve the right to decline the request if the new theme falls outside the scope of our expertise or would be something we do not generally accept.
• If we have already started drafting your design, any major change will count toward your 1 major revision allowance.
• We will not accept multiple changing of the design after we have drafted the design midway through. We reserve the right to cancel the commission, with no refunds issued for the commission fee, if multiple major revision is required.
• If we ended up with multiple revisions of your design, we reserve the right to reuse or republish the unused draft as a premade regardless of your premade consent.

Payment & cost of housing commission

• We only accept in-game gil payment for both standard and fixed-theme commissions.
• All payment is done upfront, before we implement the design in the game.

• For a standard commission, you will need to pay both the (a) Commission fee and the (b) Furniture cost together before we implement the design in-game.
  • The Commission fee covers our design and labour; it is based on your interior size.
  • The Furniture cost is used to cover any furniture, fixtures, dyes, house walls, and any other items (the ‘Furniture’) used in the design, and is dependent on the type of design you want, the local marketboard price of the furniture, and whether you want to supply any furniture to us.
• As a general guideline, please see the table below for a typical furniture cost. This is a guideline only, and you will be able to indicate your furniture budget in the commission form, which we will try to adhere to.

The figures are the typical furniture cost in most houses, which varies depending on the datacentre and the furniture used. When you are applying for commission, please indicate to us your budget range and we will try to adhere closely when designing your house.

• If there is any leftover Furniture cost, we will refund it to you after the commission is completed. Likewise, if there is any further adjustment and we need to buy more furniture, you may need to pay to cover any shortfall.
• If any purchased items are removed as part of the readjustment, the fee we used to purchase the item originally will not be returned. The unused item will be included in the storage or another suitable location, should you wish to keep it.
• All paid fees are non-refundable, unless we choose to cancel the commission.

Supplying furniture

• For both standard and fixed-theme commissions, we will generally supply all Furniture used in the design to you. We will price it according to your logical data centre (e.g. if you are commissioning in NA, Aether, we will list the Furniture cost according to the cheapest world in Aether for you).
• You will need to supply any non-tradable item used in the design to us, for example, items from Field Exploration, PvP, Gold Saucer, Crafter questline, seasonal items, etc.
• Optionally, you can let us know in the form if you want to supply all the furniture yourself. If you choose this, please ensure that you can supply everything in a reasonable amount of time (e.g. 5-7 days).

Timeframe

• We do not provide an estimated timeframe to complete your commission.
• We generally will not accept a request with a deadline.
•  If you are still in waitlist but we haven’t started drafting your project yet, you can cancel the queue by giving us a 24-hour notice.

After the commission is completed

• You will have 72 hours to recheck everything. We offer complimentary after-commission corrections to fix any clipping, glitching, or minor Furniture placement. Please note that we will not make any major changes at this stage.
• We may leave a message in the message book or the placard that refers to us. While not strictly required, we ask that you please kindly keep them in there to support us.
• We may post the screenshot of your project on online platforms, such as our website, social media, or relevant platforms.
• After the 72-hour period has passed, you are free to make any modification to the house as you see fit. Please note that we are not responsible for any issues caused by the client’s modification to the design.

Your address privacy

• We may list your address for a visit by other players, and it may be streamed or posted online. You can request that we omit the address from being shown publicly.
• When you commission with us, you can indicate in the form whether:
  • (1) You are okay with sharing the address, which means:
    We will not share your address publicly to protect your privacy. We may share your address privately if someone asks us in DM. We may share your address privately with trusted designer friends, and your house may be visited by them. If they stream the session, your address may be posted on such a stream if visited.
  • (2) You want to keep the address private, which means:
    We will not share your address publicly to protect your privacy. We will not share your address privately if someone asks us in DM. We may share your address privately with trusted designer friends, and your house may be visited by them. If they stream the session, your address will be hidden in such a stream if visited.
• You can always change your privacy preferences later by giving notice to us.

Permitted use of our design

• After the commission is completed, you can make any modifications to the house as you see fit. Please note that we are not responsible for any issues caused by the client’s modification to the design.
• You can optionally request a blueprint file of your commissioned design as a backup (e.g. a JSON file), which we permit you to use personally only.
• We do not permit using our design blueprint file (e.g. a JSON file or comparable format) for any non-personal reason. This includes sharing the design with other people or uploading it through any medium.
• We do not permit replicating our design for non-personal reasons (e.g. using our design to commission another house).
• Please do not impersonate or attempt to claim our designs as your own, even if minor modifications have been made to the finished project.
• Taking inspiration from our project is completely fine, but any attempt to plagiarise or duplicate our design (e.g., a 1:1 recreation) for non-personal reasons is not permitted.

Our rights to the commissioned design

• Please note that we retain the rights to the design of the house itself, even after the project is completed. This means that:
• We reserve the right to take screenshots and save the design of the commissioned project.
• If you have given a premade consent, we may republish the design as a premade after the project is completed.
• We may reuse any part of the design in any future project that we make.
• If there are any unused drafts of the commissioned design (e.g. if we have made multiple drafts for you), we reserve the right to reuse or resell an unused draft, regardless of your pre-made consent.

Right to Terminate

• We reserve the right to terminate any service at any point. The Commission fee will be returned to you in full if we request the termination of the commission. The unused Furniture cost will be returned to you, and any purchased items will be stored in the house storage, where applicable.
• You, the client, have the right to terminate the service at any point by giving a 24-hour notice. If you choose to do so, the Commission fee will not be refunded. The unused Furniture cost will be returned to you, and any purchased items will be stored in the house storage, where applicable.
• If we have attempted to contact the client but have not received any response for 14 days at any stage, or if the client has blacklisted us or deleted their social account, we reserve the right to cancel without subsequent notice. Any paid fees will not be refunded.
• We reserve the right to refuse any subsequent service from a client who is not in good standing with us, for any reason.
• Under unexpected circumstances or force majeure, we reserve the right to terminate the commission without prior notice. The Commission and any unused Furniture Deposit will be returned to you, where applicable. In the case that the game is inaccessible (e.g., server maintenance or the game discontinuation), we reserve the right not to refund any Commission or unused Furniture Deposit if it is not possible to do so.

This T&C may change without prior notice.

Thank you for taking the time to review our Terms & Conditions in detail — as a token of our appreciation, you may quote “V25-04 – I have read the T&Cs” in the ticket channel to receive a one-time 10% discount on your commission fee (*terms apply – this one is short, promise).
